Annual General Membership Meeting

Will be held on Wednesday, January 28, 2009 at 7:30pm at the Ivanhoe Fire Station Community Meeting Room located at 6101 SW 148th Avenue, Davie, Florida 33331.

WHHA Needs Your Help

The board of your association is made up of volunteer homeowners and there is a great need for additional board members to help with the running of our community. The board may be forced to consider a management company for our community. This would increase our yearly assessments to cover the expense of a management company. If you are interested in making a difference in our community think about joining the board or volunteering some of you time to association projects. During Annual Meeting we will be electing our Board members for the new 2009 fiscal year. You’ll find a Nomination Form from the nominating committee enclosed. Nominate a willing neighbor, or even yourself, and mail in the form. Nominations will be announced at the Annual Meeting. Elections will follow.

Annual Assessments

Assessments will be mailed to all homeowners in January and are due by February 28th.

Monthly Meetings

Meetings are always at 7:30pm on the 4th Wednesday of every month at the Ivanhoe Fire Station Community Meeting Room. With the exceptions of holidays such as Thanksgiving and Christmas.

2008 Year in Review

West Broward High School opened up. Our walls were painted last year, now we are in the process of getting our sidewalks cleaned. The post light fixtures at the Stirling entranceway have been replaced. There's been a rash of identity theft going on, check your information that is on the internet at broward.org/records. There's been a lot of talk about the ATV's being driven around our neighborhood as they are not allowed to be driven on public roads or on the sides of roads.

Community Violations

As a homeowner if you believe there is a possible violation on a property you can contact the Association by email info@waverlyhundred.org or by regular mail with the address and a description of the possible violation. The communication can be anonymous.

The following is the Association’s violation procedures.

The 'Courtesy Notice' is the first alert notice sent by the board of directors that there is a possible violation on a homeowner's property. The notice gives the homeowner a chance to fix the problem, or notify the board of a planned solution, by the date assigned in the letter, usually about 2 weeks after the date of the letter. If no action by the homeowner a 'Legal Notice' is sent requesting resolution of the infraction within the 30 days specified by our Declaration of Covenants. If there is still no resolution the violation documents are forwarded to the Association attorney for final action. Once the matter has been turned over to the attorney, all fees are the responsibility of the homeowner if our attorney prevails. See Section 10 of the covenants.

Trash Cans

All trash, garbage, and other waste must be kept in sanitary containers and, except during days of pick-up, shall be totally shielded from public view. Trash can be put out the night before regular scheduled pickup days. Trash cans need to be put away by the end of the pickup day.

Homeowner Responsibilities

Each Homeowner shall be responsible for keeping the exterior of his residential home and all other improvements situated on his Lot in a clean, sanitary, safe, and orderly condition. Each Homeowner shall be responsible for the maintenance, replacement or repair of all doors, windows, screens, roofs, and other portions of his property and to keep the paint on the exterior walls and roof in a reasonably good state of repair. No underbrush and/or other unsightly growth shall be permitted to grow upon any Lot and no refuse or unsightly objects shall be allowed to remain thereon. Lawns shall be maintained by the Homeowner in a neat and attractive manner including, without limitation, having grass, weeds, undergrowth and other vegetation cut no less than once a month, and the shrubbery and trees located on the Lot trimmed periodically.

Construction Approval

Please email or submit in writing to the Association:

A signed letter addressed to the Association by the Homeowner containing:

Name(s) of Homeowner(s)

Lot # and Block # of the improvements

Address of the improvement(s)

Description of the improvement(s)

Detailed Architectural plans and specifications.

Detailed diagram on copy of land survey showing location of the improvement(s).

Re-roofs do not need an architectural plan but color and type of tile and contract from roofer is needed for approval.

The requests will be reviewed in a timely manner and the Association will notify the Homeowner(s) of their decision in writing.
